New Construction Home Inspection in Illinois: Complete Guide
One of the most expensive assumptions a homebuyer can make is that a brand-new house doesn't need an inspection. After 30 years and 30,000+ inspections across Illinois, we can say with certainty: every new construction home we inspect has defects, and many have significant ones.
Why New Construction Inspections Matter
Municipal inspectors check for code compliance - they don't evaluate workmanship, long-term durability, or whether the home was built the way it was designed. A typical municipal inspection lasts 20-30 minutes per visit. Our new construction inspections last 3-4 hours and result in a punch list of items the builder should address before closing, while you still have leverage.
The Three Phases of New Construction Inspection
1. Pre-Drywall Inspection
Performed after framing, rough plumbing, electrical, HVAC, and insulation - but before drywall hides everything. This is the only chance to evaluate the structure, the envelope, and the mechanical rough-ins.
2. Final New Construction Inspection
A full inspection completed within a few days of closing. Same thoroughness as a resale inspection - but focused on builder defects, missing components, and workmanship issues that should be corrected before final walk-through.
3. 11-Month Warranty Inspection
Most builder warranties expire after 12 months. An 11-month inspection catches issues that have surfaced after a year of seasonal cycling - and gets them on the builder's punch list before the warranty closes.
