What to Expect on Home Inspection Day in Chicagoland

Before the day
You (or your agent) request a preferred time online or by phone. Typical slots are 9am, 12pm, and 3:30pm, Monday through Saturday. Our office confirms the appointment before it is final — online requests are not instant bookings. Utilities should be on so systems can be tested safely.
On site
Your certified inspector arrives and evaluates visible, accessible systems: roof and attic, structure, electrical, plumbing, HVAC, foundation/basement or crawlspace, exterior, and interiors. Length varies with the size, age, and condition of the home — we do not rush a thorough inspection to hit a clock.
We encourage buyers to attend. Walking findings in real time is the fastest way to understand what is cosmetic, what is maintenance, and what deserves negotiation or further evaluation.
Common add-ons
- Radon testing — 48-hour continuous monitoring is frequently recommended in Illinois.
- Sewer scope — camera inspection of the line to the street; especially useful on older homes.
- Mold / air quality — when moisture history or visible concerns warrant independent testing.
After the inspection
